Every community in Dubai sells itself on a photograph. These guides deal with the rest of it — what the area is actually like to live in, what the stock costs to buy and to rent, whether the title is freehold, how you get in and out, and what the service charge will do to your yield.
Each band is an indicative range for orientation, not a valuation. Sale figures are capital prices; rent figures are annual rent, which is how Dubai quotes residential leases. The Dubai Land Department publishes transacted data for every registered sale, and a broker will put current comparables for a specific building in front of you before you make an offer. There is no annual property tax in Dubai, but every owner pays a service charge levied per square foot and set building by building.

Brokerage in Dubai is regulated by RERA under the Dubai Land Department. Ask any agent for their individual BRN and the office ORN, then verify both with DLD before you sign anything.
