This website is published by Dar Al Emarat Real Estate Brokerage LLC, a Limited Liability Company registered in Dubai, United Arab Emirates, trading as Dar Al Emarat Properties under ORN 28417 and Dubai trade licence 845217. By using the site you accept the terms below. If you do not accept them, please do not use it.
What this website is
It is a marketing site for a licensed Dubai real estate brokerage. It advertises property we are instructed on, explains how buying, selling and leasing work in Dubai, and gives you ways to reach a broker. It is not a transaction platform: nothing on it constitutes an offer capable of acceptance, a contract, a valuation, or a reservation of any property.
Listing accuracy
Property particulars are compiled from information supplied to us by sellers, landlords, developers and their representatives. We take reasonable care to publish them accurately, but we do not verify every statement independently, and none of it forms part of any contract or offer. In particular:
- Prices and rents are the asking figures at the time of publication. They can change, and a property can go under offer or be withdrawn, without notice and without this site being updated the same day.
- Floor areas are approximate and are quoted in square feet. Measurement conventions differ between a developer brochure, a title deed and a physical survey. Where the exact area matters — because you are paying per square foot, or because service charges are levied on it — take it from the title deed or Oqood registration rather than from a listing.
- Service charges are set per building by the owners association and revised periodically. Any figure shown is indicative of a recent period, not a commitment for the year ahead.
- Photography and visuals. Imagery is included to show the property and its setting. It may show a similar unit, a furnished or staged interior, or, for an off-plan home, the developer's architectural visuals of a building that is not finished. Do not treat any image as a representation of the exact condition, finish, furnishing or view of the specific unit you are buying or renting.
- Off-plan projects are subject to the developer's own timetable and approvals. Handover dates and completion percentages move.
- Guided walkthroughs on this site are sequences of still images with captions. They are not 360 degree panoramas, not live footage, and not a substitute for a viewing or a survey.
Before you commit to anything, inspect the property, verify the title through the Dubai Land Department, and take your own professional advice.
The calculator, the residency pages, and other guidance
Nothing on this site is advice. The cost calculator, the Golden Visa pages, the community guides, the insight articles and the answers in our FAQ are general information about how things usually work in Dubai. They are not legal, tax, financial, mortgage or immigration advice, and they are not tailored to your circumstances.
- The cost calculator produces an estimate from the figures you enter and the fee structure as we understand it. It cannot know your lender's charges, the developer's no-objection certificate fee, or what a specific trustee office will levy on the day. Treat its output as a planning figure and get every actual charge quoted in writing.
- Fee levels set by regulation change. The Dubai Land Department transfer fee, administration and registration fees, and the rate of VAT are matters of public policy and are revised from time to time. Confirm the current schedule with the Dubai Land Department before you rely on any number here.
- Long-term residency linked to property investment is administered federally. The qualifying threshold, the conditions attached to it and the documents required are set by the Federal Authority for Identity and Citizenship and, in Dubai, by the GDRFA, and they change. We describe the mechanism; we do not guarantee that any purchase will result in a visa being granted, and we are not immigration agents.
- Mortgage lending is regulated by the Central Bank of the UAE. Loan-to-value caps, eligibility and pricing are matters for your lender. We introduce; we do not lend, and we do not advise on which product to take.
Commission and how we are paid
Brokerage commission in Dubai is a matter of contract between the brokerage and its client, recorded in the relevant RERA form before marketing or viewings begin — Form A where we act for a seller, Form B where we act for a buyer, and Form I where two brokerages share a transaction. The customary market rates are:
- On a sale, 2% of the purchase price, plus VAT at the prevailing UAE rate on the commission.
- On a residential letting, 5% of the annual rent, plus VAT, and conventionally paid by the tenant.
These are conventions, not fixed tariffs, and they are not the only possible arrangement. The rate that applies to you, who pays it and when it falls due are agreed with you in writing before viewings, not at the point of signing. Commission is separate from, and additional to, the Dubai Land Department transfer fee and the other transaction costs set out on the cost estimate page — the price of a property is not the cost of buying it.
We do not charge buyers or tenants a registration fee, a viewing fee or an administration fee for the enquiry itself.
Using the site
- The text, photography, layout and design of this site belong to us or to our licensors. You may read, print and share pages for your own non-commercial use. You may not republish listings or scrape the site for a competing service.
- Do not attempt to interfere with the site, its security, or its availability to others.
- Where we link to an authority, a property portal or a social platform, we link to that organisation's own site. We do not control it and are not responsible for its content or its handling of your data.
Availability and liability
We publish this site in good faith but do not warrant that it will be uninterrupted, error-free, or that every listing is current at the moment you read it. To the fullest extent UAE law permits, we exclude liability for loss arising from reliance on the site's general content — including any estimate produced by the calculator — where you have not taken your own advice and verified the position with the relevant authority. Nothing in these terms limits any liability that cannot lawfully be limited, including liability for fraud.
Complaints, governing law and jurisdiction
If something we have done falls short, tell us first: hello@daralemarat.ae or +971 4 501 7788. Real estate brokerage in Dubai is regulated by RERA under the Dubai Land Department, and a complaint about a brokerage or an individual broker can also be raised with the Department directly.
These terms, and any dispute arising from them or from your use of this site, are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai, and are subject to the exclusive jurisdiction of the courts of Dubai.

We revise these terms from time to time. The version published here, with the date shown at the top of this section, is the one that applies. How we handle personal data is dealt with separately in the privacy notice.
