An off-plan sale transfers no title deed on the day you sign. What you hold is a sale and purchase agreement with the developer and a registration on Oqood — the Dubai Land Department system that records an interest in a unit for which no title deed yet exists. The deed is issued to you at handover, once the property is complete.
In exchange for that wait, a developer typically prices a launch below comparable ready stock and lets you pay in instalments rather than in one sum. That is the trade: time and construction risk against price and cash flow. It is a real trade, and it suits some buyers and not others.
We do not forecast capital appreciation, guarantee a resale price or quote a projected yield on a property that has not been built. Anyone who does is describing a market they cannot see. What we can do is read the payment schedule with you, check the project registration and tell you what the delay clauses actually say.
