The canal city that never quite switches off
High-rise living around a man-made waterway
Three kilometres of towers wrapped around a dredged canal, with a walkable promenade at street level and yacht moorings below it. Density is the trade: you buy energy, restaurants at midnight and a view worth photographing, and you accept traffic on the Marina Walk on a Friday evening.
Studios at the lower end; branded and penthouse stock well above it.
On top of the price, a Dubai sale carries a Dubai Land Department transfer fee of 4% of the purchase price plus an admin fee. It is customarily paid by the buyer, or split, and it is negotiable only between the parties — not with DLD. Agency commission and 5% VAT on that commission sit alongside it.
Annual rent. Chiller-inclusive buildings sit higher.
Dubai quotes rent annually and settles it in one to four cheques; fewer cheques usually buys a lower headline rent. Every tenancy must be registered on Ejari, and what a landlord may add at renewal is governed by the RERA rental index rather than by the landlord alone.
These are indicative ranges for orientation, not valuations. Dubai prices move quickly. Confirm current figures against transacted data and the rental index before you commit.
Check with DLDA designated freehold area — buyers of any nationality may own the title outright.
Freehold in Dubai is a matter of where the plot sits, not who is buying. Inside a designated freehold area the title is registered in your name at the Dubai Land Department and passes to your estate. Off-plan purchases are registered on the DLD Oqood system and convert to a title deed at handover.
Buying property can support an application for long-term residency under the Golden Visa scheme, which is linked to a stated AED investment threshold. That threshold and its conditions change with policy, so confirm the current position with ICP or GDRFA Dubai before you buy on that basis.

Dubai Tram loops the whole marina
Sheikh Zayed Road at interchanges 5 and 6
About 30 minutes to Dubai International outside peak
No school campus sits inside the marina itself. Families drive out to the cluster of schools in The Greens, Al Barsha and around Emirates Hills, most of them ten to twenty minutes away outside peak. Nurseries do operate within the towers and along Al Sufouh. If there are school runs in your week, drive them at 7:30am before you commit to a building.
Dubai Marina Mall and the supermarkets built into the tower podiums cover the weekly shop. The Marina Walk promenade carries most of the restaurants and the gyms, and the tram links the whole loop through to JBR, the beach and the Bluewaters footbridge.
Clinics and pharmacies trade at podium level in several of the towers, with the larger hospitals a short drive away in Al Barsha and Jumeirah.
School inspection ratings for every Dubai school are published by the Knowledge and Human Development Authority. Check the current rating and the fee structure for any campus yourself before it shapes a purchase.
KHDA school ratingsService charges vary widely tower to tower. Ask for the approved budget and check whether chiller is billed separately.
There is no annual property tax in Dubai. What owners pay instead is a service charge levied per square foot and set building by building, covering common-area maintenance, insurance, security and the reserve fund. Ask for the approved budget rather than a verbal figure, and check separately whether district cooling is billed inside the charge or metered to you.

Each of our brokers carries an individual RERA Broker Registration Number and holds one part of the city rather than all of it. You can verify a BRN, and our office ORN, with the Dubai Land Department before you instruct anyone.

Rohan knows the Marina tower by tower — which stacks get the afternoon glare, which service charges have crept up, which buildings still have an unresolved chiller dispute. He works mostly with investors buying their second and third unit.

Mei-Ling runs the leasing desk and registers every tenancy she places on Ejari. She is direct with tenants about cheque counts and equally direct with landlords about what the RERA rental index will and will not support at renewal.

James looks after owners who are not in the country. He runs snagging at handover, holds the maintenance relationships, and manages the DET permit side for owners letting short-term rather than annually.

We will tell you which stacks get the afternoon glare, which service charges have crept, and where the asking price belongs to the last cycle rather than this one. If the answer is that a different community suits you better, we will say that too.
