Privacy notice
This notice explains what personal data Dar Al Emarat Real Estate Brokerage LLC collects when you enquire about a property, view one, or instruct us on a sale, a purchase or a tenancy — why we hold it, who we pass it to, how long we keep it, and the rights you have over it under UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the PDPL) and its implementing rules.
Who is responsible for your data
The controller of the personal data described here is Dar Al Emarat Real Estate Brokerage LLC, a Limited Liability Company registered in Dubai, United Arab Emirates, trading as Dar Al Emarat Properties under ORN 28417 and Dubai trade licence 845217.

What this website itself collects
The enquiry form on this website does not send anything to us on its own. There is no message queue behind it. What you type stays in your browser until you press one of the send buttons, at which point the enquiry is handed to your own WhatsApp or email application and you send it yourself. Nothing is stored on this site, and if you close the tab without sending, nothing reaches us at all.
The site sets no analytics, advertising or profiling cookies, and there is no tracking pixel on any page. Typefaces are served from this website rather than from a font provider. Two things are worth knowing anyway:
- The map on the contact page is embedded from OpenStreetMap. When that page loads, your browser requests map tiles directly from OpenStreetMap, which means your IP address and browser details reach them and are handled under their own privacy policy, not ours.
- Ordinary server logs. Like any website, the hosting infrastructure records requests — IP address, timestamp, page requested, browser user agent — for security and to keep the site running. These logs are not used to build a profile of you.
What we collect when you contact us
At enquiry and viewing stage
- Your name, telephone number and, if you give one, email address.
- What you are looking for: the community, the type of property, bedrooms, budget, timeline, whether you intend to buy with a mortgage, and whether you are buying to live in or to let.
- The content of the messages, calls and WhatsApp threads between you and the broker, and our notes of what was discussed and viewed.
When a transaction actually starts
A Dubai transfer or tenancy registration cannot be completed on goodwill — the Dubai Land Department, the developer and any lender all require identity and funding documents. Once you instruct us we will typically need:
- Passport, and where you hold them, Emirates ID and UAE residence visa details.
- Evidence of funds or a mortgage pre-approval, and the source of those funds where anti-money-laundering checks require it.
- Existing ownership or tenancy documents: title deed or Oqood registration, service charge statements, the current Ejari registration, DEWA account details.
- Signed RERA forms and the memorandum of understanding, which by their nature carry your identity and contact details.
Why we process it, and on what basis
The PDPL allows personal data to be processed with the consent of the data subject, and also in a defined set of situations where consent is not required — including where processing is necessary to perform a contract to which you are a party, to comply with a legal obligation the controller is subject to, or to protect the public interest. Our processing sits in three groups:
- Because you asked us to. Answering an enquiry, arranging a viewing, sending you listings that match your brief, and arranging a video viewing. You can withdraw that consent at any time and we will stop.
- Because a transaction requires it. Preparing the Form F, obtaining a developer no-objection certificate, booking and attending a trustee office appointment, registering a tenancy on Ejari, and coordinating with a lender or a conveyancer where you have asked us to.
- Because the law requires it. Real estate brokerage in the UAE carries record-keeping, customer due diligence and reporting obligations, and DLD and RERA processes require identity documents to be submitted. We cannot complete a transfer or a registration without them.
We do not sell personal data, we do not share it with data brokers, and we do not use it to make automated decisions about you.
Who we share it with
Only where a step you have asked for makes it necessary, and only the part that step needs:
- The other side of the deal — the seller, the landlord or their brokerage — so an offer can be considered and a viewing arranged.
- Developers and owners associations, for the no-objection certificate, access permissions and service charge settlement.
- The Dubai Land Department and its trustee offices, for the transfer, Oqood registration on off-plan, Ejari registration on a tenancy, and the title deed itself.
- Banks, mortgage brokers and valuers, where you have asked for an introduction or a mortgage forms part of the purchase.
- Conveyancers, legal advisers and utility providers such as DEWA and the district cooling provider, where the transaction requires it.
- Our own professional advisers and auditors, and any authority entitled to require the information from us.
Data leaving the UAE
The PDPL restricts transferring personal data outside the UAE. It is permitted where the destination jurisdiction has an adequate level of protection, or where an appropriate safeguard or a permitted exception applies — including where the transfer is necessary to perform a contract with you, or where you have consented after being told of the risk.
In practice, the everyday case is the messaging you choose: WhatsApp and email services are operated by providers whose infrastructure sits outside the UAE. If you would prefer that your details stay off those channels, tell us and we will use the telephone and the office instead.
How long we keep it
- Enquiries that go nowhere. If an enquiry does not lead to a viewing or an instruction, we close the record and delete it within twenty-four months, sooner if you ask.
- Completed transactions. Files behind a completed sale, purchase or tenancy are kept for the minimum periods UAE tax, commercial and anti-money-laundering record-keeping rules impose on a brokerage. Those periods run to several years and differ by document type; we apply the longest one that applies to the file. The current requirements are set by the Federal Tax Authority and the relevant federal rules, and are worth confirming there rather than taking from this page.
- Marketing consent. If you have asked to hear about new stock, we keep the contact details until you withdraw, and we include a way to withdraw in every message.
Keeping it safe
Identity and funding documents are held in access-controlled systems and seen only by the broker handling your matter and the colleague responsible for compliance. Documents are requested when the step that needs them arrives, not stockpiled in advance. If a personal data breach occurs that is likely to prejudice your privacy or your rights, the PDPL requires notification to the UAE Data Office and, where the risk to you warrants it, to you.
Your rights
Subject to the conditions and exceptions in the Decree-Law, you have the right to:
- Be told how your personal data is processed, which is what this notice is for.
- Request a copy of the personal data we hold about you.
- Have inaccurate or incomplete data corrected or completed.
- Request erasure of your data, where we are not required to keep it.
- Ask us to restrict or stop processing in defined circumstances.
- Receive the data you gave us in a structured, machine-readable form, or have it transferred to another controller where that is technically feasible.
- Object to processing, including processing for direct marketing, and withdraw a consent you previously gave.
- Complain to the UAE Data Office if you believe your data has been handled unlawfully.

We will acknowledge promptly and answer within the period the Decree-Law allows. If we cannot do something you have asked for — usually because a record must be retained for a regulatory reason — we will say so and explain why.
Where to check the law itself
This notice is a plain-language summary, not the legislation. UAE Federal Decree-Law No. 45 of 2021 and its implementing decisions govern, and they are amended from time to time. Where a point matters to you, read the current text or take advice rather than relying on a website summary.
