Freehold is a title, not a visa
Two separate things get conflated in almost every conversation about buying in Dubai: owning the property, and being allowed to live in the country.

Freehold ownership in Dubai means what it says. In designated freehold areas — Dubai Marina, Downtown, Palm Jumeirah, Business Bay, JVC, Dubai Hills Estate, Arabian Ranches, Emirates Hills among them — a buyer of any nationality may own the property and the land outright, with a title deed issued in their name by the Dubai Land Department. Outside those designated areas, ownership is leasehold on a long lease or is restricted to UAE and GCC nationals.
That title is a property right. It is not, by itself, permission to live in the UAE. The two are handled by different authorities and on different rules, and a great many buyers arrive believing that the second follows automatically from the first.
Long-term residency linked to property investment does exist. The mechanism is that an investor holding property at or above a stated value, evidenced by the title deed, may apply for a renewable long-term residence visa that can be extended to a spouse and children. That is the shape of it, and it is genuinely one of the more attractive features of buying here.
What we will not do is quote you a threshold as settled fact. The qualifying value, the treatment of mortgaged property, whether an off-plan unit counts, how multiple properties are aggregated and the documents required have all been revised more than once since the scheme began. Any figure printed on a brokerage website has a shelf life, and a buyer who structures a purchase around a stale number has a real problem rather than a theoretical one.
So the practical advice is unglamorous. Decide on the property on its merits as property. If residency is part of why you are buying, confirm the current threshold and conditions directly with the ICP and with GDRFA in Dubai before you commit, and let the confirmed rule shape the budget rather than the other way round. We will prepare the title deed and valuation side of the application file; the eligibility decision is theirs, and it should be theirs in writing before your money moves.
